A feasibility study is typically the first step in your design and construction journey. Its main purpose is to address two overarching questions: What is possible, and is it viable?
The feasibility study serves as a decision-making tool, enabling you to assess the project’s feasibility and viability from multiple perspectives. This influences the project's trajectory and overall potential for success against the key factors that are important to you.

The By Mysa team will visit the site to conduct a detailed measurement and photographic survey of the existing property. The scope of this survey will be tailored to the nature and size of the project; for example, heritage-listed properties may require a more extensive survey to ensure all necessary information is captured for later stages.
Following the site survey, the team will document the existing plan in detail and prepare it in a digital (CAD) format for use in subsequent project phases.

The Concept or Sketch Design phase is one of the most creative phases in an architectural project. During this stage, By Mysa will collaborate with you to develop a vision for the project, focusing on exploring ideas, defining the broad aspects of the design and establishing a foundation for the more detailed work that will follow.
Through site analysis, initial plan layouts and 3D modeling, we explore spatial layouts, massing and overall design direction. By rigorously testing ideas, we establish a clear direction that sets the groundwork for the Design Development phase.

The Design Development phase builds on the initial concept, refining it into a detailed design. During this stage, the architect works closely with the interior design team and the client to further develop the design. At this point, consultants are also introduced to the project to provide feedback.
This phase results in a comprehensive, detailed design package that serves as the basis for future phases, leading into Construction Documentation. The completed package also includes a clear representation of the final design through plans and 3D modelling.

The Town Planning phase involves refining the project’s concept to meet statutory town planning regulations and requirements. This phase finalises the design and involves preparing a set of documents for submission and approval by your local municipality.

The Construction / Interior Design Documentation phase is essential as it translates the design into a comprehensive set of technical drawings and specifications to guide the construction process. This phase provides contractors and builders with all the detailed information they require to execute the design accurately on site.
We take pride in our meticulous documentation, which reflects our deep understanding of construction methods and strong technical skills. This attention to detail helps ensure that the finished building aligns precisely with the original design vision.
A well-organised drawing package is essential for communicating our ideas effectively, facilitating accurate pricing and contributing to a smoother construction process. These drawings are also integral to the building contract. For most projects, we use a fixed-price contract, which ensures that what is drawn will be built, minimising unexpected costs.

The Contractor Selection phase is a crucial step in choosing the right contractor to bring the design to life. This stage includes key steps to ensure the selected contractor aligns with the project’s goals, budget and timeline.

The Price Negotiation and Value Management phase is essential to aligning the project budget with the design intent, maximising value for the client. This phase involves a collaborative process between the architect, client and contractor to keep the project financially viable without compromising quality.
We see this as an ongoing process throughout the project, a key reason why we promote early contractor involvement.

Onsite Coordination begins once the project is on-site with the builder. This phase involves overseeing the project, coordinating various tasks and ensuring that the design is faithfully executed throughout the building process.
Onsite meetings, package coordination and responding to the builder’s questions are all integral to this phase. Our role is to ensure that the design you love is brought to life with precision and care onsite.
