Before we can provide any advice one of the most important things to understand is what you are trying to achieve. What are the key goals and aspirations of your project?
Before any assessment, we will catch up over the phone or online to discuss your brief in person. We can begin to talk about any area requirements or special features you might want to achieve. If there is a property you have in mind or just want to understand the limitations before you begin looking this is something we can help you with.
Budget Outline
When purchasing a property there are many variables at play, one of the most common questions we get is how much will it cost to build or renovate.
To provide you with applicable advice we will need to understand at a high level how much you have to invest towards the construction budgets and consultant fees. This will play a big part in any advice we provide regarding the viability of your budgets in regard to your project brief.
Title Encumbrances
Each property is unique, some properties have a covenants on the title or easements that can restrict what or how you can build. We review the title and help you understand any restrictions that may be relevant to the Architectural outcome.
And should there be any advice required from a legal standpoint, we have people that we can introduce you to.
· What are the planning overlays?
· Will you require a Planning Permit?
· How will a heritage overlay affect us?
· Is my property in a Flood Zone?
Regulatory / Contextual Review
This is a review of your site from a regulatory, contextual and buildability point of view. There are many elements that can impact whether a property may be right for you. Below are some examples of the factors we look at in detail that assist in informing our recommendations regarding a property.
· Will my second story overshadow my neighbours?
· Can we comply with Garden Area Regulations?
· Are there any obvious Rescode implications?
· Are there significant trees on my property?

We understand that the local property market is often heavily contested and there may be several properties you may be looking at over an extended period. We would like to extend an offer of a bundled package where we review 5 properties for $1600 + GST.
